Our Fees
At Pass the Management, we pride ourselves on transparency in our fee structure, ensuring you understand exactly what you are paying for without hidden costs. Here’s how our fees work:
Management Fee: Unlike traditional property management, where fees for HMOs or single lets typically range between 12-15%, we charge a flat rate of 18% for our fully managed services. This fee reflects the considerably higher level of work involved in managing a property as a short-term rental, including more frequent guest turnovers, continuous booking management, and enhanced property maintenance.
In addition, we also offer a Co-Hosting service, which is available at a rate of 12%.
Onboarding Fee: We charge a one-time onboarding fee to set up your property across various platforms and establish the systems required to operate it as a short-let serviced accommodation or Airbnb. For our fully managed services, the onboarding fee is £399, while for co-hosting services, it’s just £249.
Monthly Retainer: We also charge a £100 monthly retainer fee, which covers the operational costs associated with managing your property. This includes the PMS license, noise monitors, CCTV camera subscriptions, smart locks, and other essential tools that form part of our comprehensive security and guest management protocols. For Co-Hosting service, the monthly retainer fee is £60.
Occupancy Guarantee: Our unique selling proposition is our guaranteed minimum occupancy of 40%. This ensures your property generates income equivalent to or better than long-term rental figures. If we fail to meet this occupancy threshold, you do not pay any management fee for that month. This commitment is unmatched in the industry, showcasing our confidence in maximizing your property’s profitability.
Single-Let to Airbnb Conversion:
For converting your property into an Airbnb, our setup services are tailored based on property specifics:
2 Bedroom Property: Setup costs range between £5,000 – £7,000.
4 Bedroom Property: Costs can be between £10,000 – £15,000.
These costs vary depending on the number of bedrooms, property size, required work, and owner preferences. Our setup service includes everything from professional staging, high-quality photography, listing optimization, to ensuring compliance with local regulations.
